65-Unit Residential Conversion — Milton Keynes
Commercial to Residential — Building 4
Antvic Ltd is the CDM Principal Contractor for the conversion of Building 4 at Caldecotte Lake Business Park into 65 high-quality residential apartments. The building is being fully stripped back to structure and refurbished across all floors under a JCT Design and Build contract.
Works include full structural alterations, SFS framing, external wall insulation, new windows, complete MEP installation, fire and life safety systems, internal fitout to Decent Homes Plus standard, and all external works including car park, landscaping, and utility connections.
Building 4 is progressing in parallel with Building 1 on the same Caldecotte Lake site, under coordinated Antvic site management.
Technical Scope — Building 4
Full design and build delivery across structure, envelope, MEP, fire safety, internal fitout, and external works.
Structural Alterations
Frame modifications, new structural openings, slab levelling, and full SFS partition installation across all floors.
Building Envelope
External Wall Insulation (EWI), replacement windows, external doors, roofing refurbishment, and full weatherproofing.
MEP Services
Full MVHR ventilation, underfloor heating, hot & cold water, electrical distribution, data infrastructure, and EV charging.
Fire & Life Safety
AOV smoke ventilation, wet sprinkler system, passive compartmentation, intumescent sealing, fire door sets, addressable fire alarm, and emergency lighting.
Internal Fitout
Dry lining, skim, kitchen installation, sanitaryware, tiling, engineered timber and LVT flooring, internal doors, and full decoration.
External & Utilities
Car park, landscaping, surface drainage, and utility connections via Anglian Water, Openreach, gas, and electricity.
Mandatory PPE & Access
The following are enforced at all times on Building 4 without exception.
Site Rules — Building 4
CSCS Card — Mandatory
A valid CSCS card appropriate to your trade must be carried on site at all times and presented on request to any Antvic site manager. Expired or incorrect trade cards are not accepted.
Full PPE at All Times
Hard hat, hi-vis vest (Class 2 minimum), steel toe cap safety boots, and appropriate gloves must be worn throughout the site at all times — including in communal areas, stairwells, and plant rooms.
Site Induction Before First Visit
Every operative must complete the online induction before attending site. Completion is verified against the sign-in register. No induction = no entry.
Sign In / Sign Out — Every Visit
All personnel must sign in at the site office on arrival and sign out before leaving. This is a legal requirement under the CDM Regulations 2015 for emergency mustering and accountability.
RAMS — Approved Before Works Commence
All subcontractors must submit and have approved a Method Statement and Risk Assessment before commencing any activity. RAMS must be communicated to and signed by all operatives within the gang.
Zero Tolerance — Alcohol & Substances
No alcohol or controlled substances are permitted on site. Any person found to be under the influence will be removed from site immediately and the incident reported to their employer and the relevant authorities.
Incident Reporting — Immediate
All accidents, near-misses, and dangerous occurrences must be reported immediately to the site manager. First aid point is at the site office.
